A confidential client within the institutional commercial real estate sector is seeking an experienced Associate Director (Property Management) to lead operations across a mixed office and industrial portfolio in Orlando, Florida .

This is a senior operational leadership role — ideal for someone ready to step beyond day-to-day property management into multi-asset oversight. The successful candidate will bring structure, financial rigor, and team development capability to a growing Florida market.

The Opportunity

• Oversee the operational and financial performance of a diverse office and industrial portfolio .
• Lead, train, and develop Property Managers to operate with full independence and accountability.
• Drive accuracy and consistency in budgets, CAM reconciliations, and AR management .
• Manage vendor contracts and performance , ensuring cost efficiency and service quality.
• Partner with ownership and asset managers to deliver objectives within funding constraints.
• Support senior leadership in process improvement, financial control, and market expansion .

Ideal Profile

• Background with institutional property management platforms (CBRE, JLL, Colliers, Cushman & Wakefield, Hines, or similar).
• Proven success managing Class A/B office and industrial assets within multi-property portfolios.
• Strong financial command — MRI or Yardi proficiency , and advanced Excel modeling skills (able to build workbooks from scratch).
• Demonstrated ability to train and develop Property Managers in budgeting, CAM processes, and client communication.
• Skilled in vendor management and maintaining service levels under tight cost structures.
• Type A, take-charge leader with composure, precision, and credibility under pressure.
• Open to relocation ; candidates from high-performance institutional markets (New York, Chicago, Dallas, etc.) encouraged.
