Job Description

We are seeking an experienced and highly skilled Senior Project Manager to join a leading GC in South FL to deliver high-rise multifamily projects.

You will be responsible for overseeing and managing the successful delivery of high-rise multifamily and condo construction projects from inception to completion. This includes the coordination of all project phases, stakeholder management, and ensuring that the projects are delivered on time, within budget, and to the highest quality standards.

The ideal candidate will have a proven track record in managing large-scale apartment projects, possess strong leadership and communication skills, and have deep knowledge of construction processes and project management best practices.

Key Responsibilities:

  • Project Leadership: Lead and manage multiple multifamily construction projects, ensuring successful execution of all phases, from design and permitting to construction and turnover.
  • Team Collaboration: Direct and manage a project team, including subcontractors, vendors, architects, engineers, and consultants to ensure the successful and timely delivery of the project.
  • Budget Management: Develop, manage, and track project budgets. Ensure projects are delivered on budget, proactively identifying cost-saving opportunities and addressing any financial issues.
  • Schedule Management: Establish and manage detailed project schedules, ensuring that all deadlines are met. Monitor and track project progress, resolving any scheduling issues that arise.
  • Risk Management: Identify potential risks to the project’s success, including financial, legal, safety, and construction risks. Develop strategies to mitigate risks and ensure that the project stays on track.
  • Quality Assurance: Oversee quality control on all construction activities. Ensure adherence to company standards, regulatory requirements, and industry best practices.
  • Client Relations: Build and maintain strong relationships with clients, stakeholders, and project partners. Act as the primary point of contact for the client, providing regular updates on project status, milestones, and any challenges.
  • Contract Management: Oversee contract negotiations, management, and execution with subcontractors, suppliers, and other vendors. Ensure compliance with terms and conditions.
  • Safety Compliance: Ensure that all construction activities adhere to safety protocols and regulations. Maintain a safe working environment for all project personnel.
  • Problem Resolution: Resolve issues and challenges that arise during the construction process. This includes managing disputes, delays, and any unforeseen circumstances in a timely and effective manner.
  • Post-Construction Closeout: Oversee the project closeout process, ensuring all documentation is complete, final inspections are conducted, and the project is ready for occupancy.

Qualifications:

  • Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. A Master’s degree or Project Management Professional (PMP) certification is a plus.
  • Experience: Minimum of 10 years of experience in project management, with at least 5 years in a leadership role managing multifamily construction projects.
  • Knowledge: In-depth knowledge of the construction process, including pre-construction, budgeting, scheduling, procurement, quality control, and safety.

Skills:

  • Strong leadership, organizational, and communication skills.
  • Proficiency in project management software (e.g., Procore, Buildertrend, Microsoft Project).
  • Expertise in managing large-scale construction projects, particularly multifamily residential developments.
  • Strong financial acumen, with the ability to manage large budgets and mitigate cost overruns.
  • Familiarity with building codes, zoning laws, and regulatory requirements for multifamily construction.
  • Certifications: PMP or similar project management certification is a plus.
  • Personal Traits: A proactive, problem-solving approach with the ability to handle high-pressure situations and manage multiple priorities effectively.
